Sydney's CBD is shifting South.

The gravitational center of Sydney CBD is shifting towards central - what does this mean for the inner-south?

Let's start the discussion with the incredible investment in Sydney's Central Station which over the last several years, through the lockdowns and closures of the pandemic, has slowly been transforming.

The key transport node for greater Sydney was run-down and past its used-by date. It was a claustrophobic rabbit warren of tunnels & paths. It is currently being transformed into a world-class facility with space and light. The $1 Billion renewal will offer positive impacts for metro line passengers as well as all suburban line passengers who pass through. Transit experiences will be easier, faster, and more pleasurable. Central Station in Sydney will boast the longest escalators in the Sothern Hemisphere and help to move the estimated 450 thousand people per day who are expected to use the station by 2036, which is up from roughly 250 thousand people today.

Above and beyond this is Tech Central Sydney, a visionary project which aims to put Sydney in the same category as innovation hubs like Tel Aviv and Silicon Valley. The epicentre of Tech Central will be Central Station precinct, but it extends to nearby areas like Haymarket, Ultimo, Surry Hills, Camperdown, South Darlington and Eveleigh. It will be home to 100 new start-up companies over 250 thousand sqm or floorspace, 50 thousand will be affordable workspace for start-ups and scale-ups. Established heavy hitters have already staked claim with Atlassian building a state-of-the-art office building, and commitments from the likes of Canva, SafetyCulture as well as educational institutions. 25 thousand jobs will be created or homed here.

This area is already so well served by lifestyle options, restaurants, public space and sporting facilities, nightlife & bars. It will only go from strength to strength. From the perspective of property, prices are already sky high in this area. Which is why we are interested in what this rejuvenation means for the inner-south. The inner-south is often overlooked as a lifestyle and investment opportunity. We believe its time is now. Right now, to be precise.
